The floor constructed at a raft foundation with proper levelling and reinforcement as detailed below:

    • Excavation:
      • The ground is properly levelled, graded and compacted to yield the minimum required bearing pressure. Excavation is made to allow for the base course of minimum 6" depth and extending 10" beyond the limits of the slab boundary.
      • Newfab shall provide the engineering design calculations for the minimum soil load bearing capacity requirements.
    • Base Course:
      • Shall be dense graded mineral aggregate with maximum 50 mm size and not more than 5% passing #200 sleeve. Minimum required thickness 6" under slab and reinforcing concrete beams.
    • Concrete:
      • Reinforced concrete with minimum compressive strength of 3000 PSI (211 kg/cm2) after 28 days. Cement shall be sulphate resistant type V.
      • Aggregates shall conform to ASTM C-33-82.
    • Reinforcement:
      • Reinforcement mesh shall conform to ASTM 185-79, reinforcing bars to comply with ASTM A-615.
    • Construction:
      • A 300 microns polythene sheet is placed above the base course and under the slab.
      • A reinforcing concrete beam of minimum 20 x 30 cm with 10/12 mm rod reinforcement is built under external walls.
      • A slab of 10 cm thickness with 6 mm wire mesh is cast with adequate construction joints.
      • Control joints are made by cutting continuous slots in the top surface of the fresh concrete.
      • The finished floor level to be minimum 20 cm above external ground level and should be power float to accept carpet/vinyl, paint finish.
  • Services, Conduits, Pipes:
    • All service lines, conduits and pipes under the ground level are installed prior to casting the slab.
    • All cables to be in code conforming conduits, and special allowance is made for the main electric supply cable to reach the exact location of the distribution panel.


All walls are 14cm thick overall.
The walls have a composite structure, with metal studs and runners and 12mm cement board sheeting on the outside and single layer 12.5mm gypsum board on the inside. The overall design should withstand 20 PSF wind load in addition to supporting the roof dead load of 8 PSF and roof live load of 20 PSF.

    • Studs:

All studs to be made of 18/20 gauge hot dipped galvanized steel "إ“U" shape, 100mm wide complying with ASTM A-36 (20 HDS 358). The axial load capacity of the studs to be 2.73 kips and the net height 260 cm. The shear walls are doubly braced and anchored to the concrete slab by welding the end studs to the concrete embedded anchor plates.
The studs at the eaves extend to the upper cord of the roof trusses. Studs utilized for fastening cement boards are to be of a width compatible with a bevelled cement board edge.

    • Top & Bottom Plates, Headers & Sill Sections:

Top plates, bottom plates, headers and sill sections are made of the same steel as the studs, with the same thickness. Galvanized metal properties shall be treated by asphaltic separator from contact with concrete surfaces.

    • Cement Boards:

Cement boards are a new breed in construction material made of cement with added fibres for workability.
Cement boards are virtually non-combustible, have excellent weather resistance, smooth surface, good sound absorbing and are dimensionally stable.

    • Gypsum Boards:

Gypsum boards used are 12.5mm thick, with tapered edges for scrimmed joints. In wet areas moisture resistance gypsum boards are used.

    • Wall Construction:

Metal studs and runners are factory assembled together with 1" long, 1/8" self tapping screws for the manufacture of complete wall panels to be erected on site.
Lateral bridging and special reinforcements to openings to be provided as determined by the structural calculations.

    • Insulation:

All external walls are insulated with R-9, 2" of non-combustible material, such as fibreglass or Rockwool with a vapour barrier (aluminium foil).
The density of the insulation should yield an R-9 insulation value.

    • Framing to opening:

All openings for doors and windows are properly framed and reinforced to meet the design criteria.

    • External & Internal sheeting:

All walls are clad on the outside with 12 mm cement boards resistant to impact, humidity, fire and variable weather conditions.
Internal walls are clad with one layer of 12 mm gypsum boards. The gypsum board sheets have tapered edges for application of reinforcing fibreglass tapes and scrimming.
All external and internal boards are fixed with flat-head self tapping non-corrosive metal screws of minimum length of 11/4"‌. A gap of 3mm is left between the external bevelled cement boards for thermal expansion and filled with a proper ultra violet resistant water proof flexible sealant ready for paint, which shall be subject to the approval of client prior to procurement and installation. At all 90 deg. Inward and outward angles, a non cementatious trim piece will be designed and submitted for client approval.
Externally applied flat head self tapping screws shall be counter sunk, puttied, sanded and ready for, but excluding paint.

    • Anchoring to Slabs:

The anchoring to slabs is done with special shot/expansion fasteners as determined by the structural design.
A special levelling compound is put under the metal runners in case the tolerance level of the slab surface exceeds 1/8"‌.

    • Conduits, Services Lines:

All electrical conduits, water and drain pipes are hidden inside the walls and firmly attached to the vertical studs.

    • Finishing:

The walls for the various buildings are finished as per the finish schedule attached.

    • Fixation of Fixtures:

Timber lintels will be incorporated inside the walls to fix sanitary fixtures and kitchen cabinets.


The roof is designed to meet the required load criteria of roof live load of 20 PSF and dead load of 8 PSF as set forth in section 1.

    • Trusses:

The trusses are made of galvanized steel sections designed to properly span the distance between the load bearing walls.
Lateral bracing of the end trusses is provided to ensure transfer of the wind loads.
Lateral bracing in steel sections is provided to all trusses to provide the diaphragm required.
The trusses are connected to the studs with metal connectors in accordance with design criteria specified herein.

    • Attachment to Walls:

All trusses are positioned directly above studs and attached to the studs with steel fasteners.

    • Roof Finish:

The roof finish is made of pre-painted corrugated metal sheets with white
colour or Decrabond coloured tiles.
The roof is insulated with R-7 or 2" non-combustible fibreglass with vapour barrier.
The roof shall be water proof and upon completion shall be leak tested by NEWFAB and witnessed by client prior to acceptance.


  • All electrical works to conform either to latest NEC or BS standards.
  • All conductors are 98% conductivity copper, 600 vult insulation, Riyadh Cable or equivalent.
  • All wires and cables to be installed in PVC rigid conduits.
  • All circuits have a ground conductor installed.
  • Sockets and switches are American/British type complying with NEC standards.
  • Each building has at least one main distribution panel (MDB) with adequate main breakers and branch circuit breakers with 10% spare breakers for future use.
  • Lighting is made of:
    • Circular globe lights, 60W capacity.
    • Surface fluorescent light fixtures.
  • Electrical circuits for socket outlets in wet areas will be protected by GFI/ELCB type circuit breakers.


    • Fittings:

Wash basins are ceramic with pedestals complete with mixers and plugs.

    • Accessories:

Water heaters provided as required.
Each wash basin to be fitted with mirror shelf and soap holder.
Each toilet is fitted with paper holder.
Each shower tray/bath-tub is fitted with plastic curtain on rod and soap holder.
Exhaust fans thru walls/ceiling to be provided where necessary.

    • Supply Pipes:

Supply pipes are adequate size ¾" dia. for main lines and ½" dia. for branch lines.
Supply pipes are made of PVC for cold water and CPVC for hot water, capable of withstanding 100 PSI pressure at 180 deg. F (Sch 80).
Stop valves are provided for each sanitary fixture and on the main line to the building.
Hot and cold supply pipes are provided for showers and
wash basins. Toilets have cold supply only.

    • Waste Pipes:

All waste lines are made of PVC sch 20 and trapped to prevent odour. A vent is provided at the external exit of the pipes from the building. Individual traps are not vented.
Piping is generally concealed either in the wall or under the floor slab and is designed to facilitate ease of access and efficient removal of waste material.

    Only one vent pipe at the main pipe, leading vertically above the roof will be fitted to each toilet/bathroom/kitchen.


    • External walls:

Light texture water resistant paint with primer

    • Internal walls:

Emulsion latex paint with primer for rooms and corridor. Bathroom & kitchen walls to be covered with ceramic tiles (15 x 15) cm door height.

    • Floors:

Carpet (as made by Saudi Carpet Factory), in rooms. PVC tiles in corridors and ceramic tiles in toilet and kitchen.
Concrete floor is properly finished to receive the mentioned finishing materials.

    • Ceiling:

Acoustic false ceiling tiles (60x60) cm, white colour with exposed grid. Alternatively, the ceiling can be finished with gypsum board with light texture paint finish. Exterior entrance and patio ceiling is finished with weatherproof material and water resistant texture paint.

    • Roof:

The roof is made of pre-painted corrugated metal sheet or Decrabond coloured tiles. All roof spaces to be properly vented with aluminium grills on the sides.

    • Doors & Windows:

All windows are made of bronze aluminium 2mm thick, with one fixed side and one horizontal sliding with a fixed flyscreen mesh.
The aluminium should be anodized and sealed after fixing to avoid any water leakage from the inside.

    • Doors-External:

External doors are either insulated flush metal or solid hardwood timber with a wood frame.
External doors are weather-proof.

    • Doors-Internal:

Flush, hollow core with adequate wooden frames.
All locks are cylindrical type Yale brand or equivalent.
